Administrative Review Submittal Requirements

Note: Bolded items are required for Administrative Completeness determination when applicable to project.
  • Alert!! Depending on project scope, your application may require prior approval from Regional Flood Control District (RFCD).
  • PDF file of construction drawings.
  • Construction Documents clearly indicating the location, nature and extent of proposed work.
  • PDF file of sealed structural calculations if design uses engineered systems.
  • PDF file of soils report when footings are placed on fill.
  • Plans for buildings over 3000 ft2  or with an occupant load of greater than 20 shall be prepared by an Arizona Licensed registrant. 

Cover Sheet

  • Square footage for occupancy/use area(s).
  • Code analysis containing code edition(s), height and area, occupancy, occupant load, building area, and travel distance to plumbing facilities.
  • Plan index,  job title, and job address.
  •  Type of construction, sprinkling system, area calculations, egress, etc.
  • Design Criteria containing live and dead loads, wind load and exposure, seismic design data, allowable soil bearing pressure, concrete compressive strength, species and lumber grade, etc.
  • Special inspections required and authorized by the design professionals.
  • List adjacent occupancies and square footages within existing structure.

Site Plan (Drawn to scale)

  • Setbacks of the proposed structure with respect to property lines and existing structures.
  • Proposed tenant improvement, dashed and dimensioned.
  • Show fire-rated separations where applicable.

Floor Plan

  • Provide dimensioned plan view with all rooms labeled.
  • Show all architectural, fire and life safety requirements.
  • Show exiting analysis with occupant load calculation.
  • Show accessible route throughout the building.
  • Show proposed construction, complete dimensions, window and door hardware and   schedules, safety glazing and lateral supports.

Window and Door Installation Schedule (if added)

Section Views

  • Provide dimensioned sections.
  • Indicate wall finishes, heights of ceilings and drops, and fireplace details.
  • Reference all framing and foundation details.

Reflected Ceiling Plan

  • View of the ceiling as if looking down from above and showing light fixture locations, etc.

Plumbing Plan

  • Indicate location, size, material , and developed length of all piping including drainage/waste/vent (DWV), water and gas.
  • Indicate location and size of water heater, water heater TPR, and discharge pipe with termination point.
  • Indicate locations of clean-outs, water shut off and pressure reducing valves.
  • List site water pressure, and provide fixture schedules.
  • Provide DWV isometrics.
  • Indicate sewer or on-site disposal system.
  • If sewer, show location and method of connection to public sewer.
  • Provide fixture schedule with fixture units.
  • Indicate location and demand of water meters and gas meters.

Mechanical Plan

  • Provide plan view with all rooms labeled.
  • Indicate heating and cooling units, capacity, location  demand or input, and duct material/insulation.
  • Indicate size and location for furnace combustion air, flues, return/supply air ducts, dryer vents, exhaust fans, thermostats, condenser systems including drains.
  • Show all Damper/Detector locations.

Kitchen Hoods—Type I or II (specify)

  • Indicate type and location.
  • Provide section of hood(s) and shaft(s).
  • Must meet Underwriters’ Laboratories (UL) safety criteria and requirements of International Building Codes (IBC), International Mechanical Codes (IMC), and International File Codes (IFC).

Electric Plan

  • Provide plan view with all rooms labeled.
  • Provide service/subpanel, receptacles, lights, circuits with circuit numbers, Ground Fault Interrupters, and emergency and exist lighting.
  • Panel schedules with circuit numbers, overcurrent devices, conductor sizes, fault current analysis, and AIC rating.
  • Single-line/three-line diagram showing grounding and bonding systems, etc.
  • Service/subpanel load calculations, and service size.

Energy Conservation Code Compliance

  • Determine your compliance path:  ASHRAE 90.1, IECC or COMcheck™
  • Provide information and calculations according to the selected compliance path.
  • For all compliance paths provide HVAC equipment sizing calculation summary sheets.

Fixture Plan

  • Show proposed locations of shelves, check-out counters, registers, customer service counters, etc.

Demolition Plan

  • Depending on project complexity - provide  plan showing removed or relocated items including, but not limited to, existing walls, doors, windows, plumbing fixtures, etc.
 

Accessibility Requirements according to IBC and ICC/ANSI A117.1

Hazardous Materials

  • Submit the Material Safety Data Sheet (MSDS), material and quantity list.
