    Administrative Review Submittal Requirements

    Note: Bolded items are required for Administrative Completeness determination when applicable to project.
    • Alert!! Depending on project scope, your application may require prior approval from Regional Flood Control District (RFCD).

    Obtaining Air Conditioning Replacement Permits

    • Please note that per the International Mechanical Code and the International Residential Code, heating and cooling equipment and appliances shall be sized in accordance with ACCA Manual S based on building loads calculated in accordance with ACCA Manual J or other approved heating and cooling calculation methodologies.
    • Apply for the permit. This can be accomplished:
      • At Building Safety (201 N. Stone Ave)
      • Online
    • Please provide the following information required when applying for the permit:
    • Property address
    • PDF file of Manual D, S and J calculations
    • Contact information of person responsible for the inspection
    • Fuel supply:
      • Electric to natural gas or propane; provide BTU’s for unit(s) and gas line schematic showing meter, pipe size and developed length.
      • Natural gas or propane to electric: provide electric service load calculations for house indicating new unit will not exceed service capacity; location of equipment disconnect; location of required service receptacle.
      • If same fuel supply, no additional information required.

    Obtaining Water Heater Replacement Permits

    • Apply for the permit. This can be accomplished:
      • At Building Safety (201 N. Stone Ave)
      • Online
    • Information required when applying for the permit
      • Property address
      • Contact information of person responsible for the inspection
    • Fuel supply:
      • Electric to natural gas or propane; provide BTU’s for unit(s) and gas line schematic showing meter, pipe size and developed length.
      • Natural gas or propane to electric: provide electric service load calculations for house indicating new unit will not exceed service capacity; location of equipment disconnect.
      • If same fuel supply, no additional information required

    Preparing for inspection

    • A/C:
      • Ensure breaker matches unit/disconnect
      • Unit matches the Manual J and S calculations
      • Condensate line train to an approved location
      • Exhaust vents are properly connected and supported
      • Gas lines are properly supported.
    • Water Heater:
      • Drain pan installed when applicable
      • Exhaust vents are properly connected and supported
      • Temperature and pressure relief valves are installed in correct location and the rating is compatible with temperature conditions
      • Temperature and pressure relief discharge pipes properly.
      • Exhaust vents are properly connected and supported
      • Gas lines are properly supported.

    Scheduling an inspection

    Inspection Results

    • Pass/fail information may be obtained through the IVR or inspection results may be viewed online (Use the search box in the upper right of the screen).
         

    Alternative Permitting for Air Conditioning and Water Heater Replacements

    • Air conditioners:  if the fuel supply is not changing
    • Water heaters:  if the water heater is the same size and the fuel supply is not changing
