Corona Road Estates represents a new-construction, in-fill development from a previously foreclosed subdivision consisting of 9 affordable, single-family homes for low-income homebuyers. The Contractor was the Southern Arizona Land Trust (SALT), a local non-profit developer.
These homes are located on S. Corona Place, east of 12th Avenue and south of Valencia Road, in the Barrio Nopal neighborhood (City of Tucson) in close proximity to public schools, public bus transportation stops and major employers including Tucson Aviation Tech Park and Tucson International Airport, Desert Diamond Casinos, UofA, DMAFB, and City/County government offices as well as public libraries, parks.
Affordable Housing bond funds contributed approximately 20.5% or $26,650 toward the design and construction of each housing unit. The specific costs reimbursed with bond funds were .5% for pre-development & design, and 20% for construction of units. Pima County bond funds for the entire project (9 units) were leveraged by SALT funds at a ratio of approximately 1:5 (for every $1 of bond funds, $5 came from other funding sources). The total development costs for the 9 units were $1,170,000. The homes shall remain affordable for a total period of 30 years through a recorded legal document filed through the Pima County Recorder.
The 3bedrm/2bath single-family homes are all Energy Star® qualified designed to reduce energy consumption for added affordability. SALT collaborated with a local HUD approved housing counseling agency to provide pre and post purchase homebuyer education and counseling at no cost to homebuyers. One unit is sold and four are in the process of closing. All units are actively marketed and projected to be sold by December 2015.
