    The existing membrane roofing on the west unit of the Pima County Adult Detention Center (PCADC) was pproximately 25 years old, had numerous leaks, and was well beyond its expected 20-year life. The existing roofing membranes were removed down to the lightweight concrete deck where the waterdamaged lightweight concrete was removed and
    replaced and the new roofing was installed. The new roofing is a 20-year SBS Modified Bitumen material that moves well without cracking as temperatures change. The application of the roof is an innovative “peel & stick” system that goes down quickly and is virtually odorless to occupants of the building.

    Finally, two coats of the manufacturer’s white roof coating were applied, making the roof a highly reflective and energy efficient “cool roof”, as well as adding years of life to the system. The existing mechanical units on the west unit roof were 25-year old evaporative cooler/gas furnace package units. The units were well beyond their life expectancy, especially the evaporative coolers. The initial objective was to replace the existing units with identical models, but after some investigation it was determined that for a modest premium of approximately $50,000, the units could be upgraded to air conditioning/gas furnace package units. The 16 new units are high efficiency models with cooling capacities ranging from 3 to 15 tons. Facilities Management is currently pursuing rebates from TEP for the qualifying units over 5 tons in size. The construction was completed as planned, before the summer monsoons, and with minimum disruption to Sheriff’s department personnel and inmates of the Pima County Jail.
